Behind the numbers

How this calculation works

Price is an amount of money per area unit. Rescaling the denominator reverses the direction used for a quantity conversion: divide a per-cent price by 435.6 to express it per square foot. Apply that rate to an explicitly measured plot quantity.

THE FORMULAEquivalent rate = source rate × target area factor / source area factor

A worked example

An entered price of ₹1,00,000 per cent is approximately ₹229.568411 per sq ft. A five-cent plot at that unchanged rate gives a quotation of ₹5,00,000 before any separate charges.

Good to know

Arithmetic using entered measurements and explicit unit definitions. Not a boundary survey, title check, valuation, planning approval or determination of legal shares.

The price denominator matters as much as the price

A quotation of ₹1,00,000 per cent does not become ₹4,35,60,000 per square foot. One cent contains 435.6 square feet, so the per-square-foot price is smaller: approximately ₹229.568411. Multiplying instead of dividing reverses the meaning of the quotation.

A price per acre can be converted to a price per gunta by dividing by forty. A price per square foot can be converted to a price per square yard by multiplying by nine. The tool applies the same area-factor ratio to every supported pair rather than using a separate rounding shortcut for each direction.

When comparing two listings, normalize both to the same unit, then check whether the quoted amounts include the same things. This calculation adds no development charges, brokerage, tax, registration cost or infrastructure contribution. A comparable unit rate does not make unlike terms equivalent.

Use the area that the quotation actually covers

At ₹1,00,000 per cent, five cents give ₹5,00,000. If the measured plot instead has 2,000 sq ft, its area is less than five cents; enter 2,000 with the square-foot area unit and the modeled total changes accordingly. Do not reuse the advertised label after finding a different measured quantity.

Land share area answers another question: it applies already supplied fractions to a parcel. A fraction of the area need not carry the same fraction of sale value when different physical portions have different frontage, access or other characteristics.

The output is an entered-price scenario, not a price discovery service. To compare change over time, CAGR is a separate mathematical summary of two entered values and a period; it does not establish a current market quotation.

A few questions, answered

Are rates fetched for my district?

No. Every price is supplied by you, and the tool performs no market lookup.

Is this a stamp-duty calculator?

No. It converts a price basis and multiplies a quantity; no statutory rate or registration charge is applied.

Why are there decimals in the equivalent price?

A per-cent quotation usually does not divide into a whole-rupee square-foot amount. The calculation retains precision before rounding its display.
